New Home Sales Are Bouncing Back in Montgomery Area

With the down turn of the economy, Montgomery has a number of vacant lots in new housing developments, but those spaces are expected to be filling up in the coming year. According to the Montgomery Area Association of Realtors, new home sales are on the rise in the River Region, already selling more than 50 new homes compared to this time last year. 

 

 

 

 

 

The past five years have put most of Montgomery’s new housing developments in a slump, stalling new builders and home sales.

 

 

 

 

 

Aronov Realty manages the Windsor Hill home development on the corner of Vaughn Road and Perry Hill in Montgomery. Windsor Hill started developing in 2005, built its first model home in 2007, but has not constructed a single home since.

 

 

 

 

 

 

 

“Do to the economic down turn we put everything on hold for a little while,” said Aronov broker Carol Andrews. “We continue to manage it and maintain it, and it's a really beautiful property.”

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

With more than 40 available lots to build, the development looks more like a large field of grass than neighborhood, but Andrews says that’s all about to change.

 

 

 

 

 

 

 

 

 

 

 

 

 

“We have had a lot of interest in the area and are currently working with prospects,” Andrews said. “We hope to start construction in here, sometime this year.”

 

 

 

 

 

 

 

 

 

 

 

 

 

Across town in

 

Pike Road, the Waters, a new development is already seeing the benefits of the economy’s turn around this year. The Waters says it is having a record breaking first half of the year.

 

 

 

 

 

 

 

“We're so busy we've actually had to hire additional sales team members and other staff to keep up with it,” said General Manager of The Waters, Jennifer Atkins.

 

 

 

 

 

 

 

 

 

 

 

 

 

 

Established in 2004, shortly before Windsor Hill, The Waters says it experienced similar roadblocks with the turn of the economy.

 

 

 

 

 

 

 

 

 

 

 

 

 

“In 2010, one house sold in The Waters, in 2011, 22 houses, and we've got 27 on the books as of May 10th,” Atkins said. “That tells you where we are and just the growth and how fast it’s coming.”

 

 

 

 

 

 

 

 

 

 

 

 

 

The speed in the new housing market is not just limited to

 

Montgomery; the Birmingham Realtors Association also reported a surge in new home sales.

 

 

 

 

 

 

 

“Housing starts are starting to increase in other markets as well.

 

 

 

Birmingham, LakeMartin, the beach, we're really starting to see the momentum go again,” Atkins said.

Montgomery area, and it only expects the numbers to continue to rise.
